VACANT PROGRAM

  • Initial Home Visit / Consultation with owner/assignee
  • Verify vacate date and date to begin management
  • Obtain keys, security system information and all other information pertinent to maintaining the property.
  • Management Agreement signed between owner/assignee and Copenhagen Relocations, as well as any other localized documentation required [declarations, Power of Attorney, etc.]
  • Owner Inventory / Move -Out inspection with photos
  • Inspections of the property [interior/exterior], with reports to owner/assignee on a monthly basis. Example of additional tasks homeowner may request: forwarding mail, etc.  Homeowner arranges direct payment of bills during assignment
  • Ability to arrange and coordinate maintenance and repairs as needed, in consultation with the owner/assignee.  Cost of maintenance at owners expense and should be billed directly to homeowner.
  • Fielding and communicating concerns to the owner/assignee
  • Email ongoing communication.
  • Coordination of return of property to owner at end of assignment.

 

OCCUPIED PROGRAM

  • Initial Home Visit / Consultation with owner/assignee

  • Assess Rental Market Value - local estate agents
  • Carry the property through the listing process - local estate agents
  • Listing [upon price approval by owner/assignee)
  • Showing
  • Receiving of applications
  • Lease negotiations
  • Preparation and execution of Lease [Early Return of Landlord clause, provision for periodic inspections].
  • Managing and controlling any estate agents or other vendors who assist in delivering these tasks.  Negotiating commission rates as necessary.
  • Owner Inventory / Move-Out inspection with photos
  • Tenant Move-In inspection with photos
  • Facilitate the collection of rent; transmittal to owner/assignee
  • Regular statements of income and expense provided to owner/assignee.
  • Regular periodic inspections of the property [interior/exterior] with reports to owner/assignee
  • Arrange and coordinate maintenance and repairs as needed, in consultation with the owner/assignee and the tenant.  Ability to pay repair invoices on behalf of owner/assignee.
  • Fielding and communicating tenant concerns to the owner/assignee Tenant Move-Out inspection, management of claims, and disbursement of security deposit
  • Email capability for efficient ongoing communication.
  • Coordination of return of property to owner at the end of assignment.
